What the rental index tells you
The rental index is the median annual rent tenants actually pay in each Dubai area, built from Ejari — the official registry where every legal tenancy contract must be logged. Because it is drawn from signed contracts rather than asking prices, it reflects the real market, not what landlords hope to get.
We show the median (the middle contract) rather than the average, so a handful of penthouses or staff studios don't distort the number. Each figure is the yearly rent for a typical home in that area; the YoY column shows how demand is moving versus a year ago.
If you're renting
Benchmark a quoted rent against the area median before you sign — and check the RERA rental increase calculator, which caps how much a landlord can raise your renewal based on how far below market you are.
If you're investing
Median rent is the top line of your yield. Pair it with the rental-yields and service-charge indexes to see what actually reaches your pocket after holding costs.
How to read the tables
- Median rent/yrThe middle annual rent across registered contracts in that area — a typical, not top-end, figure.
- YoYChange in rental demand (contracts registered) versus the prior year; a proxy for how hot the area is.
- ContractsHow many tenancies were registered — bigger, more liquid markets give a more reliable median.
Figures are area-level medians from official Ejari records and are indicative — actual rent depends on the specific unit, floor, view and furnishing. General market information, not financial advice.
