About Peak Trust

Before you build. Before you buy.

In an industry that is obsessed with closing deals, we focus on long term values. For us, technology is just a tool; what sets us apart is the intent to guide, not just sell.

Our Story

A property decision reaches far beyond the day a contract is signed. For an investor, it can shape years of income, financial commitments and future choices. For a developer, it can determine what gets built, who it serves and how a project performs. Peak Trust exists to give those decisions the attention they deserve.

Peak Trust Global Real Estate LLC is based in Dubai, with advisory practices for developers and investors in UAE real estate. Our work brings market research into the conversation early, while there is still time to question the price, compare alternatives or change direction. We would rather recommend waiting than force a purchase that does not fit the brief.

Behind every brief is a person carrying responsibility: for their own capital, their family or a business. Understanding that responsibility matters as much as understanding the market. We want you to leave a discussion able to explain the decision in your own words: what supports it, what could weaken it and what still needs to be checked.

What a recommendation looks like

Including when it is no

An advisory engagement ends in a written view that connects the evidence to your brief. A recommendation should explain why a property or project fits, the conditions that make it viable and the questions that remain. Sometimes the conclusion is that the purchase does not hold up, the launch price needs reconsidering or the decision should wait. We put that conclusion in writing with the figures it rests on.

The scope and the fee are agreed in writing before any work starts. That gives both sides a clear understanding of the questions being answered, the deliverables and the boundaries of the engagement.

Where a market valuation is required, we commission it from a RERA-registered valuer. Our brokerage and advisory work is distinct from a formal valuation. The commissioned valuation is undertaken by the registered specialist.

What we do

Two practices, one record

Developer advisory

For developers evaluating land, shaping a project or preparing a launch. We advise on feasibility, unit mix, launch pricing and absorption so the proposition can be considered against market demand before capital and sales commitments deepen.

See developer advisory

Investor advisory

For investors assessing a purchase or reviewing a holding. We examine the price, income case, costs and exit considerations against the brief. The result is a written view of what supports the decision, what depends on assumptions and when waiting deserves consideration.

How an engagement works

Start with the decision you are trying to make, your timeframe and the constraints that matter. Advisory engagements are accepted by application; we review each brief on fit.

  1. 01Submit a brief. What you are working on, at what stage and at what scale.
  2. 02We read every brief that reaches us.
  3. 03Where there is a fit, we propose a 45-minute initial consultation.
  4. 04If we proceed, you receive a scoped proposal with deliverables and timeline.

We respond to every submission. You do not need to arrive with a finished investment thesis or a fully defined project. A clear account of the decision and its current stage is a useful starting point.

What we publish

The record is public before you ever call us

We publish what we compute: prices per square foot, sales volumes, off-plan share, rents, yields, service charges and developer track records, for every Dubai area and community where the record supports one. It is free to read, it carries its period, and it is there whether or not you engage us.

Our research draws on registered Dubai Land Department transactions and Ejari tenancy contracts, with figures dated to show the period they describe. Historical records provide context; they do not guarantee a future sale price, rental income or investment return. Where evidence is limited, that uncertainty belongs in the decision.

Space to make a considered decision

Property decisions bring several questions together at once. An attractive price may come with a longer holding period. A higher headline yield may look different after service charges, vacancy and upkeep. A flexible payment plan still needs to fit your future commitments. Comparing those trade-offs is more useful than judging an opportunity by its strongest selling point alone.

We start with what the decision needs to achieve. For a developer, that might mean testing whether a proposed mix and price suit the demand in an area. For an investor, it might mean weighing income today against liquidity later. The same property can serve one brief well and another poorly; suitability depends on the circumstances.

Technology helps us organise market information and make comparisons easier to explore. Human judgement is still needed to ask the right questions and interpret the evidence in context. A dashboard can show a pattern. It cannot decide how much uncertainty you are comfortable carrying or which commitment fits your plans.

Ask us to explain a figure, challenge an assumption or revisit a comparison. The purpose of the discussion is to make the choices understandable, including the option to pause while an unanswered question is resolved.

Our Values

What we hold the work to

Checkable against the record

The advice has to be good enough that a client can check it against the record.

Written for the decision

The recommendation is written for the person deciding, not for the sale.

We will tell you not to buy

We say so when the record does not support the purchase.

Every figure is dated

Every figure we show is dated. You can see how old it is.

Before you commit

Tell us what you are considering, what you want to achieve and what gives you pause. We can look at the evidence with you and discuss whether an advisory engagement fits your next decision.
