Key figures

  • DLD registered 23 new projects in Dubai in October 2026, with 7,861 units and 216 villas between them and a declared value of AED 6.03 billion, according to Peak Trust analysis of DLD records.
  • Off-plan homes in Dubai sold at a median AED 1,802 per sq ft in October 2026, up from AED 1,737 in September 2026 and the first move since June after three months between AED 1,735 and AED 1,741.
  • Dubai registered 6,930 off-plan home sales in October 2026, down 7.4% on September's 7,482; off-plan was 65.9% of residential sales, the lowest share of any month from July to October 2026.
  • Villas and townhouses were 10.0% of Dubai's registered off-plan sales in October 2026, against 5.3% across July to September 2026; studios fell to 29.5% from 38.6%.
  • Of 23 Dubai projects registered in 2026 with at least 20 off-plan home sales in October 2026, the median priced 5.6% above the rest of its area, 6 priced 20% or more above and 6 priced below.

Dubai registered 6,930 off-plan home sales in October 2026. That's 7.4% fewer than September's 7,482. It's also 17.9% below the July to September monthly average of 8,444. Off-plan took 65.9% of all residential sales, the lowest share of any month of 2026. In July it was 73.7%. Yet the price moved. The off-plan median reached AED 1,802 per sq ft, up from AED 1,737 in September. The median is the middle sale, with half the month's sales above it and half below. It had sat between AED 1,735 and AED 1,741 since July. What sold changed too. Villas and townhouses were 10.0% of off-plan sales, against 5.3% over July to September. A median moves with the mix of what sells, and in October the mix moved towards larger homes.

For scale, DLD's own October count, published by Emirates 24|7 on 31 October, is 6,698 off-plan transactions worth AED 13.13 billion. DLD put ready sales at 4,907 transactions worth AED 20.99 billion. Those headline totals belong to DLD. Every share, median and ranking in this issue is ours, computed from the same registrations. A note on scope. We count apartments and villas the way DLD files them, so some offices and shops filed as units are included. In October they were 5.9% of off-plan sales.

How much new supply did DLD register in October?

DLD's project register added 23 projects in October, with 7,861 units and 216 villas, or 8,077 homes. Declared project value came to AED 6.03 billion. Most registrations were small again. Fourteen of the 23 had fewer than 300 homes. But four large schemes held 4,369 homes between them. That's 54% of the month's total. The largest is The Wow Tower in Dubailand's Wadi Al Safa 5, with 1,382 units. Melograno Yards by Beyond in Wadi Al Safa 4 has 1,205. Binghatti Spectre in Al Jadaf has 966, and Expo Valley Views 1 in Dubai South has 816.

Total 23 8,077 6,030

Dubailand took the biggest share of the month's new homes. Its four registrations hold 3,012 homes. That's 37% of October's total. The value picture is different. Sunrise Valley in Nad Al Sheba is 216 villas with a declared value of AED 1.51 billion. That one project is a quarter of the month's declared value, or about AED 7.0 million a villa. Berkeley Tower by Ellington in Business Bay declared AED 612 million for 109 units, about AED 5.6 million each. Ellington also registered Portside Square in Dubai Maritime City, with 428 units. Ellington and Imtiaz were the only developers to register two projects each. Holm Central in Al Satwa has 461 units. Every registration, with its date and scheduled completion, is listed in Launch Watch 2026.

One housekeeping note. The September issue printed 25 projects and 6,298 homes for that month. The register now shows 25 projects and 6,566 homes for September. DLD completes register entries after the fact, so we recompute every month from the current register.

Which developers sold most off-plan?

Binghatti sold more off-plan homes than any other brand in October, 883 of them. It also topped the value ranking, at AED 1.28 billion. Skyterraces in Motor City and Skyflame 1 in Majan were its two biggest sellers. Azizi came second on 795 sales. In July it had 3,133. Damac climbed to third on 611 sales, up a third from 458 in September, and Lagoon Views 13 alone sold 176. Emaar slipped to sixth by count with 343 sales, against 514 in September. By value it was third at AED 1.10 billion, after holding first place in September. Danube rose to 326 sales from 218. Greenz sold 99 and Serenz 91. Reportage fell to 269 from 403.

Month-on-month comparisons are usable this time. The developer field was blank on 263 October sales against 296 in September, so filled-in blanks can't explain a brand's move. We withheld them in the September issue because the June to August blanks averaged 854 a month.

What unit types are buyers choosing?

One-bedroom flats stayed ahead of studios for a second month. They were 34.4% of off-plan sales. Studios were 29.5%, down from 38.6% across July to September. The bigger change is in villas. Villas and townhouses were 4.5% of off-plan sales in July. By October they were 10.0%. Two-bedroom flats edged up to 16.6% from 15.1%.

Offices and shops filed as units 5.9% 4.0% 2,447 1,976,962 409

The table also shows what sat behind the headline median. The villa median was AED 1,882 per sq ft and the two-bedroom median AED 1,919, both above the all-off-plan figure of AED 1,802. One-bedroom flats sold at AED 1,662. When more of a month's sales come from the higher-priced types, the middle sale moves up. That is what the data shows. It doesn't tell us why buyers chose larger homes in October, and we won't guess.

Azizi's part of the story is the same as in September. Studios were 65% of its 795 October sales. Leave Azizi aside, and studios were 24.9% of what every other developer sold. Over July to September it ran between 24.7% and 28.0%. Outside one developer, the studio share hasn't moved all summer. Azizi's volume has. Its October sales were a quarter of its July total of 3,133. Dubai South, where most of those sales sit, logged 649 off-plan sales against a July to September monthly average of 1,618.

Which price bands carried demand?

Two thirds of October's off-plan sales were above AED 1 million. Sales at AED 2 million or more were 30.5% of the month, against 22.5% over July to September. The median ticket, the middle sale price, rose to AED 1.25 million. In September it was AED 1.23 million. Sales under AED 1 million lost 10.9 points of share and ended at 33.1%. Part of that is Azizi again. Without Azizi, 28.4% of sales were under AED 1 million, at the bottom of the July to September range of 28.2% to 33.1%.

Dubai South kept first place at 40% of its summer pace. The Valley doubled its monthly average on Sobha's The Woods and the villas at Sobha Sanctuary. DAMAC Lagoons came in 36% above its summer average, and Lagoon Views 13 alone sold 176. City of Arabia went the other way, at 35% of its July to September average. Jumeirah Village Circle is still the steadiest large market. It sold 442 homes against an average of 410, and its biggest seller, Danube, held just 22% of them. Majan and Motor City remain Binghatti's months. Skyterraces was 97% of Motor City's sales.

Ten projects took 20% of October's off-plan sales between them. RAW District 2 by Imtiaz in Jebel Ali Industrial Second led with 254. Binghatti Skyterraces had 211 and Lagoon Views 13 had 176. Azizi Venice 7 was the biggest Azizi tower, with 133. Greenz by Danube is the only villa project in the top ten. It sold 99 homes at a median AED 2,652 per sq ft. Emaar's Valia at Dubai Creek Harbour sold 102, and Sobha's The Woods sold 90.

Where are launches priced against their area?

The rule is the same one we used in September. We take every project DLD registered in 2026 and compare its October median AED per sq ft with the median paid for every other apartment, or every other villa, in the same DLD area that month. A project counts when it has 20 or more home sales, when the rest of its area has 50 or more, and when it is under half of the area's total. Offices and shops are excluded on both sides. Twenty-three projects made the cut. The median project came in 5.6% above its area. Six were 20% or more above it, and six were below it.

Projects with n ≥ 20; areas with n ≥ 50 other sales; projects that are half or more of their area's sales left out. DAMAC Islands 2 Antigua 1 and Binghatti Luxuria (42 sales each) come next and are not shown. Source: DLD registered sales, Peak Trust Research.

September's set was 27 projects with a median premium of 7%, with 7 at 20% or more and 9 below their area. The group is smaller this month and the median premium a little lower. The Wow Tower was registered on 8 October and sold 46 homes in the same month, at 19.7% over the rest of its area. The two Skyflame towers again outsold every other project in the group, and again sat within 1% of their area's price. The full third-quarter study is in Launch pricing vs the area, Q3 2026.

For investors

The October off-plan median was AED 1,802 per sq ft. For ready homes it was AED 1,431. Set one against the other and off-plan cost about 26% more per sq ft than a completed home. The gap was narrower over the summer, when the off-plan median held between AED 1,735 and AED 1,741. Ready sales rose to 3,591 in October. That's up 18.6% on September. Location and unit type differ between the two groups, and an off-plan buyer pays in stages before handover. The area table above shows what the rest of an area paid last month, which is a plain check on any launch price.

What it means for developers

  • Read the median with the mix beside it. October's AED 1,802 came with villas at 10.0% of sales and two-bedroom flats at 16.6%. Outside Azizi, studios were 24.9%, close to where they have been since July.
  • The register got bigger. October added 8,077 homes against 6,566 in September, up 23%, and four of the 23 projects have more than 800 homes each. Dubailand alone took 3,012.
  • Launches still set an area's month. The Valley doubled on Sobha, DAMAC Lagoons rose to 304 on one tower, and City of Arabia fell to 35% of its summer pace.
  • A premium is a fact on the register, and buyers can see it. Serenz sold 91 homes at 72.0% above the rest of JVC, and Sobha Central sold 43 at 95.6% above Al Furjan. The best seller in the group, Skyflame 1, sat 0.7% above Majan and sold 117.
  • Dubai South is the number to watch for any mid-market launch. It sold 649 off-plan homes in October, against 1,618 a month over the summer, and Expo Valley Views 1 added 816 units to its register.
