Table: unit-type share of registered off-plan sales, week 44 2026 (n = 1,719) vs weeks 40–43 (n = 6,336). Source: DLD registered sales, Peak Trust Research.

Unit type Week 44 Weeks 40–43
Studio 27.4% 30.4%
1 bed 35.7% 34.2%
2 bed 17.6% 16.3%
3+ bed 3.4% 3.8%
Villa/townhouse 11.9% 9.8%
Other 4.0% 5.5%

The mix moved up a step. Homes priced from AED 2 million to 5 million were 28.7% of off-plan sales, against 23.4% in weeks 40 to 43. Sales above AED 5 million were 6.1%, against 4.8%. Villas and townhouses took 11.9%, or 205 homes. The Greens at Sobha Sanctuary (37) and Greenz by Danube (26) supplied 63 of them. Pooled over weeks 41 to 44, the villa share is 9.9%. Between May and September no month was above 6.6%. It still rests on a few projects.

The week's news

CBUAE holds the base rate at 3.9% (28 Oct). Gulf News reported that the Central Bank of the UAE kept its base rate at 3.9% on 28 October, after the US Federal Reserve left its own rate unchanged. Banks' short-term borrowing from the central bank stays at 50 basis points above it. Why it matters for developers: a payment plan priced in September is still priced against the same base rate. For investors: a mortgage quoted in October still stands, and 550 purchase mortgages were registered this week.

DLD puts October sales at AED 34.12 billion (31 Oct). Emirates 24|7 reported DLD's October figures: 11,610 sales worth AED 34.12 billion, of which off-plan was 6,698 sales worth AED 13.13 billion and ready 4,907 sales worth AED 20.99 billion. Sales for January to October reached AED 411.98 billion across 134,730 transactions. Why it matters for developers: on DLD's own count, which includes buildings and land, off-plan was 57.7% of October's sales by number, and that is the official figure a launch is measured against. For investors: ready homes carried October's value, AED 20.99 billion against AED 13.13 billion off-plan, so the average ready sale was the bigger ticket.

What it means for developers

  • Ready stock can set the week. Ready sales rose to 1,073 and the off-plan share fell to 61.6% even though off-plan sales rose too.
  • Price did not hold the leader back. Portside Square led on count at the table's highest median, AED 2,944 per sq ft, two weeks after registration.
  • The AED 2 million to 5 million band took 28.7% of off-plan sales. One week is not a trend, so watch week 45.
  • Villas are holding at 9.9% of off-plan sales across weeks 41 to 44. The Greens at Sobha Sanctuary supplied 37 this week, and The Valley registered 96 sales, 84 of them off-plan.
