Dubai registered 2,416 home sales in week 41 (5 to 11 October 2026), 11.9% more than the week before. Of those, 1,626 were off-plan. The four-week rolling median price was AED 1,669 per sq ft, AED 3 lower than a week earlier.
One developer set the tone. Binghatti projects took 388 off-plan sales, 23.9% of the total; Binghatti Skyterraces in Motor City recorded 105 on its own. A week earlier no project had passed 55.
DLD corrects the register after the fact and we recompute every week from the current register, so week 40 now stands at 2,160 sales rather than the 2,350 we reported on 6 October, and week 39 at 2,213 rather than 2,181.
Counting every property type, 2,631 sales worth AED 7.55 billion were registered in the week. We count apartment and villa sales only, so the gap is 215 land sales worth AED 2.80 billion.

The off-plan share held near 67% for a second week. The rolling median has slipped AED 39 since the four weeks to 14 August. The off-plan rolling median went the other way, up AED 14 to AED 1,742, lifted by the Maybach towers and Sobha Central, which sold above AED 2,800 per sq ft.
Purchase-mortgage registrations fell to 459 from 500. One week is not a trend. For the rate side, see our note on the 3.90% base rate.

Samana registered Maserati Island on the World Islands, its third scheme since mid-September. Imtiaz added Tower C to RAW District 2, the week's second-busiest off-plan project. Fala by Kasco in Al Jaddaf completes first, in November 2028.

The 20 projects above took 41.3% of the week's off-plan sales, against 23% for 11 projects the week before. Binghatti had seven of the 20 rows, led by Motor City, Majan and Dubai Science Park: 300 sales between them, and 388 across all its projects, 23.9% of off-plan sales and nearly five times its 82 in week 40. Its weekly count has swung between 82 and 388 since early September: lumpy registration, not a new level.
Sobha had three rows and 119 sales in all. DAMAC, under its two registered names, had 148, led by a DAMAC Lagoons phase. Emaar's Valia in Dubai Creek Harbour sold at a median AED 2,564 per sq ft. Azizi recorded 158, level with its 159 in week 40.

| Villa/townhouse | 6.6% | 7.0% |

Studios rose to 34.3% of off-plan sales from 30.6%. Nine of the 20 projects in the table sold studios most. Villas and townhouses fell back to 6.6%, about 108 homes, from 11.7% in week 40. Two projects supplied 47 of them: The Valley – Alva (Emaar, 24) and Greenz by Danube (23). Last week's villa line did not hold. One week is not a trend either way.
The week's news
Shared housing gets its rulebook (7 Oct). Dubai Municipality issued the planning and building requirements guide under Law No. 4 of 2026 on shared housing, published by the Government of Dubai Media Office. It names more than 44 approved areas, sets a minimum of 5 square metres of bedroom space per person, and gives owners one year from 8 September 2026 to regularise buildings already in shared use. Why it matters for developers: a building meant for shared occupancy needs a permit through the Build in Dubai platform, and tenancy registration is linked to DLD through the permit data. Labour accommodation is excluded. For investors: an apartment let room by room in an unapproved area is now a compliance question. Check the area list before buying for that use.
Bank lending up 18.8% (5 Oct). The Central Bank of the UAE reported that total bank loans were 18.8% higher at the end of August 2026 than a year earlier, with deposits up 13.0% and the non-performing loan ratio at 2.6%. The figures came out of the Governor's meeting with the chief executives of UAE banks. Why it matters for developers: credit is still expanding across the system. Our purchase-mortgage count for week 41 was 459, inside its recent range. For investors: banks are lending. The cost side is the September rate rise, covered in the base-rate note linked above.
What it means for developers
- The weekly table is winner-takes-more again. A project that sold 55, enough to top week 40, would have ranked fourth this week.
- Studios are back above a third of off-plan sales. A scheme weighted to 2 and 3 beds is selling into 19% of this week's market.
- Two schemes of more than 1,000 units entered the register in one week. Anyone planning a Dubailand launch for 2027 now shares a 2029 completion window with 2,587 units from these two alone.
