Counting every property type, 2,666 sales worth AED 8.54 billion were registered in the same week. We count apartment and villa sales only, so the gap is 219 land sales worth AED 2.82 billion.

The week's news

DLD: 104 projects completed in the first half, 52% more by value (14 Oct). At the RISE 2026 summit DLD said 104 real estate projects were completed in the first half of 2026, valued at more than AED 111 billion, 52% more by value than a year earlier. Khaleej Times reported more than 24,000 units in those projects and 3,200 buyers through the First-Time Home Buyer programme in its first year, worth AED 5 billion. Why it matters for developers: every completed project adds ready stock, which sold at a lower median than off-plan over the last four weeks: AED 1,453 per sq ft against AED 1,741. For investors: the first-time buyer programme is a small demand channel so far. Its 3,200 buyers in a year compare with 2,447 home sales in this one week.

Dubai Media Office: AED 2.1 trillion of projects under way (13 Oct). The Dubai Media Office reported nearly AED 2.1 trillion of projects under way, AED 1.1 trillion of it allocated to real estate through 2030, and plans for about 350,000 residential units. The list includes more than AED 100 billion for DIFC's second phase and AED 100 billion for roads and the Metro Blue and Gold lines. Why it matters for developers: 350,000 planned homes is the supply backdrop for every launch this decade. This week's 11 registrations added 3,008 units to it. For investors: transport lines decide which outer areas are a reasonable commute. Dubai South, this week's busiest area, sold at a median AED 1,633 per sq ft against the city's four-week AED 1,672.

What it means for developers

  • The register is busy. Eleven projects and 3,008 units in a week, 966 of them in one Al Jadaf tower. Anyone launching into Q4 is pricing against that pipeline.
  • One developer can move the area table. Azizi's three Venice phases put Dubai South at the top of the city with 254 sales; a week earlier it had 109. Wait a week before reading release timing as demand.
  • Villas are above 11% of off-plan for the second time in three weeks. If the share holds through November, that is a mix shift worth planning for.
