Dubai registered 2,350 home sales in week 40 (28 September to 4 October 2026), 7.7% more than the week before. Of those, 1,632 were off-plan. The four-week rolling median price was AED 1,671 per sq ft, slightly lower than a week earlier.

The count was ordinary. The spread was not. No off-plan project passed 55 sales, and villas and townhouses rose to 10% of off-plan sales, from under 6% in the four weeks before.

Counting every property type, 3,062 sales worth AED 8.2 billion were registered in the same week. We count apartment and villa sales only, so the gap is 712 land sales worth AED 3.59 billion.

Dubai's market in week 40: the numbers

Table: residential sales registered with the Dubai Land Department, week 40 2026 vs week 39 and the four-week average before it (weeks 36–39). Median price is a four-week rolling median, n = 9,386 sales. Source: DLD registered sales, Peak Trust Research.

Measure Week 40 (28 Sep–4 Oct) Week 39 Weeks 36–39 average
Residential sales 2,350 2,181 2,415
Off-plan sales 1,632 1,488 1,717
Off-plan share 69.4% 68.2% 71.1%
Value (AED bn) 4.61 4.42 4.62
Median AED/sq ft (4-week rolling) 1,671 1,687 n/a
Purchase-mortgage registrations 498 464 509

Nearly every line sat close to its recent average. The rolling median has slipped AED 38 since mid-August, from AED 1,709 in the four weeks to 16 August. The off-plan median moved less over the same stretch, from AED 1,739 to AED 1,725. Part of the drop is simply that off-plan, which sells higher per sq ft, made up a smaller slice of sales. For the rate side, see our note on the 3.90% base rate.

Which projects did DLD register this week?

The project register runs about a week behind, so this covers registrations dated 28 to 30 September.

What developers did: Samana registered Samana Downtown One on 30 September, its second Jebel Ali scheme in a fortnight after Portside 2 (279 units) on 15 September. The other mid-sized schemes were Aris by GRID in Dubai South and Native Haus in Jumeirah Village Triangle. Nothing registered this week topped 260 units. The big ones came the week before: The Yards Plaza by Beyond, with 937 units, and Bay Estate on Dubai Islands, 357 villas with AED 900 million declared. Both are in the September Off-Plan Monitor.

The top of the table was thin. The 11 projects above took 23% of off-plan sales, and the busiest had 55. Six weeks earlier, in week 34, Azizi Milan 30 recorded 249 sales on its own. Projects registered to or named for Azizi took 169 sales this week, against an average of 420 a week from 17 August to 13 September.

Binghatti had two of the top three, in Motor City and Majan. Sobha had three rows. DAMAC had two, a DAMAC Lagoons phase and DAMAC District. Emaar's Valia in Dubai Creek Harbour sold at a median AED 2,568 per sq ft; only the two Sobha Central rows were higher.

Table: unit-type share of registered off-plan sales, week 40 2026 (n = 1,632) vs weeks 36–39 (n = 6,869). Source: DLD registered sales, Peak Trust Research.

Unit type Week 40 Weeks 36–39

Villas and townhouses were 10% of off-plan sales, about 163 homes. Three projects supplied 86 of them: Reportage Hills (Reportage, 28), three Verdana phases in Dubai Investments Park (37) and Greenz by Danube (21). That is the highest weekly villa share since the week to 3 May (10.8%). One week is not a trend.

The week's news

DLD restated the registration rule (30 Sep). DLD's Register Project page, updated on 30 September, lists three routes to off-plan sales registration at 30%: 30% of construction completed, a 30% bank guarantee or a 30% cash deposit. The registration fee is AED 150,000. Why it matters for developers: the 30% gate is a cash-planning item for any scheme registering in Q4. Some older guides still say 20%.

Nine-month totals (1 Oct). DLD figures reported by Emirates 24|7 put January–September sales at 123,416, worth AED 379.4 billion. In September, ready property outsold off-plan by value: AED 16.03 billion against AED 13.63 billion. Why it matters for developers: DLD's ready figure covers every property type, land and whole buildings included. In our residential count, off-plan was still 71% of September home sales. For investors: a ready-led headline does not mean off-plan demand has gone. Check the residential split before reading it that way.

What it means for developers

  • The field is crowded. With no project above 55 sales in the week, a well-priced mid-sized launch can reach the top of the weekly table.
  • Watch the villa line. If villas hold near 10% of off-plan sales into October, that would be a real shift. Villas were 4.5–5.5% of off-plan sales in every month from May to August.
  • Small schemes are getting through the register. Every project registered this week had fewer than 260 units. Anyone registering in Q4 should build the 30% route into the cash plan.

Questions readers ask

How many property transactions were there in Dubai last week?
In the week to Sunday 4 October 2026, 3,062 sales of all property types were registered, worth AED 8.2 billion. Sales of apartments and villas, which is what we track, came to 2,350, worth AED 4.61 billion. The difference is 712 land sales worth AED 3.59 billion.
Did the September rate rise slow Dubai home sales?
Not in the registered data so far. Purchase-mortgage registrations were 498 in week 40, close to the weekly average of 509 over the previous four weeks. Off-plan sales are below their August level, but that fall sits in projects from two developers, Azizi and Binghatti, not across the market.
