Dubai registered 2,279 home sales in week 43 (19 to 25 October 2026), 6.9% fewer than the week before. Of those, 1,546 were off-plan. The four-week rolling median price was AED 1,684 per sq ft, up AED 12 on a week earlier.
The fall was all off-plan: ready sales were 733 in both weeks. At the top of the project table, Arancia Yards 2 by Beyond took 76 sales, the most for one project since week 41.
Counting every property type, 2,467 sales worth AED 6.97 billion were registered in the same week. We count apartment and villa sales only, so the gap is 188 land sales worth AED 2.52 billion.

The week's news
Court orders a refund on an unregistered sale (25 Oct). Gulf News reported a Dubai court ruling that a developer in The Heart of Europe must repay a buyer AED 1.8 million, plus AED 150,000 in compensation, because the sale was never completed or registered. The court relied on Dubai's property registration law, which requires every transaction to be registered, and added interest at 5% a year from the date of the claim. Why it matters for developers: a reservation form that takes full payment without a registered contract is a liability, not a sale. For investors: check the Oqood or title entry before paying beyond the deposit.
First-time buyers get a festival draw (24 Oct). Arabian Business reported that residents who register for DLD's First-Time Home Buyer Programme during Dubai Home Festival, which runs from 16 October to 1 November, enter a draw for an AED 100,000 home makeover. The programme, run by DLD with the Department of Economy and Tourism since 2025, links eligible buyers with 22 participating developers and five banks. Why it matters for developers: a lead channel for end-user stock priced for a first home; developers outside the 22 are not in it. For investors: the scheme is for residents buying a first home; its benefits are priority access and bank terms, not price.
What it means for developers
- The top of the table is open. First place took 76 sales, and two of the seven busiest projects sit in Dubailand Residence Complex at a median under AED 1,700 per sq ft. A mid-market tower priced to its area can lead the week.
- Register early. The Wow Tower entered the register on 8 October and made the table within three weeks. The register added 1,560 units this week after 3,008 the week before, so the Q4 launch window is filling.
- Villas are holding their share: 9.3% of October's off-plan sales so far, well above the May to September run. Supply is following; Sunrise Valley added 216 villas to the register at AED 1.51 billion declared.
