Dubai Land Department registered 250 new projects from January to September 2026, with 78,376 homes between them. The newest two, Samana Downtown One and Native Haus, were both registered on 30 September. Binghatti registered the most homes, 11,898 across 11 projects. Reportage registered the most projects, 16. Every project is listed below, newest first, with its developer, area, size and scheduled completion.
We update this page each month from the DLD project register. A developer has to register a project with DLD before selling it off-plan, and DLD's Register Project service sets the conditions, including a 30% requirement that can be met through one of three routes. The registration and escrow guide explains them.

February was the busiest month on both counts, with 55 projects and 15,639 homes. May was the quietest, with 10 projects. Registrations picked up from July: the third quarter added 73 projects and 25,963 homes, against 60 projects and 14,687 homes in the second.
We don't compare these totals with earlier years. Registration dates for older projects on the register have not been checked for completeness, so a year-on-year comparison could mislead.
Which developers registered the most homes?

These ten account for 46,436 homes, 59% of the year's registrations. The rest is spread across roughly 140 other developers. Binghatti and Emaar registered the same number of projects, 11 each, but of very different sizes: five of Binghatti's have more than 1,200 homes each, while Emaar's average about 345.

Dubai South has the most projects, 34, and they are small, at about 150 homes each on average. Al Yelayiss 1 is the opposite case: three Damac projects, all DAMAC Islands phases, with 4,503 homes. Dubai Investment Park is top by homes almost entirely because of Reportage's Verdana phases, which are 16 of its 17 projects.

Four in five of this year's registered homes are scheduled for 2028 or later. These are the dates as filed. Completion dates on the register often move, and usually later, so treat them as a schedule rather than a forecast.
Every project registered in 2026
The list runs newest first. "Homes" adds the units and villas recorded on the register. In mixed-use buildings the units can include shops or offices, and a few projects, such as Tomorrow Commercial Tower 2 and Samana Business Hub, are mostly commercial. Developers are shown by brand where the registered company belongs to a known group, and otherwise by the registered company name.

How to read this list
- Registered is the date DLD recorded the project on its register. Our copy of the register runs about a week behind, so the last days of a month can fill in after we publish.
- Area is the DLD registry area, which can differ from the name a developer markets, and occasionally from the area that appears on the project's sales records. We use the common name where one clearly applies.
- Scheduled completion is the date on the register. It is not a promise of handover.
- Registration is not a sales figure. For what sold, and at what price, see the Off-Plan Monitor for September 2026.
What it means for developers
- Most of the competition is small schemes. The median 2026 registration has about 195 homes, and Dubai South, the two Dubailand areas and Jumeirah Village Circle each had 17 or more registrations. A mid-sized launch there is up against a crowd of similar projects.
- 2028 is the busiest scheduled year. Nearly a third of the homes registered this year are due then, so a project completing in 2028 is due alongside the largest group of this year's launches.
- A few developers register repeatedly. Reportage, Binghatti, Emaar, Damac, Samana, Azizi and GFS each registered eight or more projects this year, so their phases are the nearest comparisons in the areas where they build.
