Key figures

  • Azizi accounted for 27.0% of Dubai's registered off-plan home sales in Q3 2026, up from 20.2% in Q2 2026, according to Peak Trust analysis of DLD records.
  • Azizi Venice in Dubai South alone made up 15.6% of all registered off-plan home sales in Dubai in Q3 2026.
  • The five largest developers by count, Azizi, Binghatti, Imtiaz, DAMAC and Emaar, took 52.5% of Dubai's registered off-plan home sales in Q3 2026, against 43.1% for the top five in Q2 2026.
  • By value, Emaar ranked second in Dubai's off-plan market in Q3 2026 with 8.7% of registered off-plan sales value, behind Azizi at 12.7%, while ranking fifth by number of sales.
  • Imtiaz rose from tenth to third among Dubai developers by registered off-plan sales between Q2 and Q3 2026, on 1,631 sales led by its RAW District projects.

Azizi sold more off-plan homes in Dubai than anyone else in the third quarter of 2026, by a wide margin. Its 27.0% of registered off-plan home sales is more than the next four developers managed between them. Binghatti was second with 8.2%, Imtiaz third with 6.5%, then DAMAC and Emaar.

Rank the same quarter by value and the order changes. Emaar moves up to second, Nakheel comes into the top five, and Azizi's lead narrows to 12.7% of the money.

The table covers residential sales (apartments and villas) registered with the Dubai Land Department between 1 July and 30 September 2026. Each developer's project companies are counted under its brand, so Emaar's many companies count as one Emaar, and a master-community landowner gets no credit for homes another developer built on its land. We don't merge group parents: Nakheel, Meraas and Dubai Properties appear separately, although all three sit within Dubai Holding.

We rank on shares, not totals. DLD changed its record feed in February 2026, and since then our counts have been a consistent sample rather than the full market, so the n column is there to show the sample behind each share. One caveat on the Q2 comparisons: 7.7% of Q2's off-plan sales had no developer on the record, against 2.6% in Q3, so some Q2 shares are a little understated.

Who sold the most off-plan homes in Q3 2026?

Table: top 20 developers by registered off-plan home sales, Q3 2026 (1 July – 30 September). Share of units and share of value are of all registered off-plan residential sales in the quarter (n = 25,239). Q2 rank is the same measure for April–June 2026. 15 Vision 215 0.9% 0.5% 17
16 Iman 196 0.8% 0.7% 61
17 Peace Homes 195 0.8% 0.4% 20
18 Amer Al Ghurair 178 0.7% 0.3% not in top 200
19 Dubai Properties 177 0.7% 1.2% 12
20 Reef 147 0.6% 0.4% 41

The top 20 took 77.3% of the quarter's off-plan sales. The other 22.7% is spread across a long tail of smaller developers, and includes the 2.6% of sales the record doesn't tie to any developer.

Most of Azizi's lead comes from two places. Azizi Venice in Dubai South had 3,926 registered sales, which is 15.6% of every off-plan home sold in Dubai in the quarter. Azizi Milan and Milan Heights in City of Arabia added 1,283 more.

The run faded as the quarter went on. Azizi's monthly count fell from 3,478 in July to 2,467 in August and 873 in September, which is why Binghatti tops the September Off-Plan Monitor.

Binghatti's 2,058 sales came mainly from Skyflame (480) and Skyterraces (405). Imtiaz's climb from tenth to third was almost all RAW District, with 1,442 sales across its projects. Reportage moved up five places on its Verdana projects, and Beyond went from 31st to 11th on Arancia Yards.

Four of Q2's top 20 dropped out: HRE Development, Aldar, Meraas and Select Group. Beyond, Iman, Amer Al Ghurair and Reef took their places.

Who led on value?

Rank Developer Share of value Off-plan sales (n)
1 Azizi 12.7% 6,823
2 Emaar 8.7% 1,345
3 Binghatti 7.2% 2,058
4 Nakheel 6.4% 788
5 DAMAC 5.8% 1,391
6 Imtiaz 4.8% 1,631
7 Sobha 3.8% 770
8 Omniyat 3.5% 56
9 Danube 2.9% 608
10 Samana 2.3% 851

Value is less concentrated. The top five by value hold 40.7% of the money, while the top five by count hold 52.5% of the sales. Omniyat is the odd one out: 56 off-plan sales, nowhere near the count table, and still 3.5% of the quarter's value.

How do the leaders' price points compare?

Binghatti 2,058 1,050,000 1,806 46.9% 15.7%
Imtiaz 1,631 1,102,000 1,792 46.9% 11.3%
DAMAC 1,391 1,294,000 1,791 26.7% 33.2%
Emaar 1,345 2,289,000 2,389 0.7% 69.0%
Samana 851 1,112,000 1,564 40.7% 8.7%
Nakheel 788 2,534,000 2,313 13.8% 58.5%
Reportage 783 1,035,000 1,142 47.5% 10.9%
Sobha 770 1,953,000 2,467 5.2% 43.0%
Danube 608 1,558,000 2,380 22.4% 37.0%

Azizi's price per square foot is a little under the market median. Its tickets are small because its homes are small: four in five of its sales were under AED 1 million. Emaar sits at the other end, with 69.0% of its off-plan sales at AED 2 million or more and almost none under AED 1 million. Reportage had the lowest median per square foot of the ten, at AED 1,142.

What about ready homes?

A developer's name stays on a building after handover. So ready-home sales are mostly owners reselling homes the developer delivered years ago, and they show the size of a developer's finished footprint more than its current selling.

On that measure Emaar is far ahead, with 16.1% of the quarter's ready resales. DAMAC (4.3%), Dubai Properties (4.3%), Azizi (4.2%) and Binghatti (3.8%) follow. About 22% of ready sales are in older buildings with no developer on the record, so treat these shares with more caution than the off-plan table.

What it means for developers

  • Azizi's headline share rests on two schemes. Without Azizi Venice and the Milan projects its remaining 1,614 sales would rank third, behind Binghatti and Imtiaz. If you benchmark your own share against the market, strip the outliers out first.
  • One seller took about half the cheap end. Azizi made 49% of the quarter's registered off-plan sales under AED 1 million, so anyone launching studios and one-beds at that ticket was up against a single large supply in Dubai South.
  • Count and value rank developers differently. Emaar, Nakheel and Omniyat sit far higher on value than on count, so a press line built on one measure invites a competitor to answer with the other. Publish both.
  • The big rank moves came from one or two projects each. Imtiaz climbed seven places on RAW District and Beyond twenty on Arancia Yards. In a market this spread out, one launch that sells can move a developer a long way in a single quarter.

Questions readers ask

Who are the top 5 developers in Dubai?
By registered off-plan home sales in Q3 2026 (July to September), the top five were Azizi (27.0%), Binghatti (8.2%), Imtiaz (6.5%), DAMAC (5.5%) and Emaar (5.3%). Ranked by off-plan sales value instead, the top five were Azizi, Emaar, Binghatti, Nakheel and DAMAC.
Is Emaar or DAMAC bigger in Dubai?
It depends on the measure. In Q3 2026 DAMAC registered slightly more off-plan sales than Emaar (5.5% against 5.3% of the market), but Emaar's sales were worth more: 8.7% of off-plan value against 5.8% for DAMAC, because Emaar's median off-plan sale was AED 2.29 million against DAMAC's AED 1.29 million.
Why does Azizi rank first by sales count but lower by value?
Azizi's Q3 2026 sales were mostly studios and small flats in Dubai South and City of Arabia. Its median off-plan sale was AED 655,000 and 79.8% of its sales were under AED 1 million, against a Dubai-wide off-plan median of AED 1.12 million.
Does this table count resales?
Yes. The off-plan ranking counts every registered off-plan sale, whether it is the developer's first sale or a buyer reselling before completion. The registered record files both the same way, so the table cannot separate them.
