Dubai homes above US$10m: 52 apartment sales in Q2 2026, 30 in Q3

The first half of 2026 was busy for Dubai's US$10m+ apartments. The registered record for the third quarter is much thinner, and the apartments that do sell are mostly off-plan.

Key figures

  • Dubai registered 285 apartment sales at or above AED 36.7 million (US$10 million) in 2025, against 274 in 2023 and 192 in 2024, according to Peak Trust analysis of DLD records.
  • Of the 175 Dubai apartment sales at or above US$10 million registered in January–September 2026, 24 were at or above US$25 million (AED 91.8 million).
  • Registered apartment sales in Dubai at or above AED 36.7 million (US$10 million) fell from 52 in April–June 2026 to 30 in July–September 2026, according to Peak Trust analysis of DLD records.
  • Palm Jumeirah had more US$10m+ apartment sales than any other Dubai area in each year from 2023 to 2026, with 378 registered sale records over the period.
  • 89.1% of the US$10m+ apartment sales registered in Dubai in January–September 2026 were off-plan, against 82.8% in 2023.

Dubai's US$10 million-plus home market was busy in the first half of 2026, then much quieter in the third quarter. In the land record, 145 apartments sold at that level in January–June. Sales fell from 52 in April–June to 30 in July–September.

US$10 million is AED 36.7 million at the pegged rate. We count apartments, because they are registered as units. Villas at this price are harder to pin down, for reasons we set out below.

How many US$10m homes sell in Dubai?

Table: Dubai apartment sales registered at AED 36.7 million (US$10m) or more, 2023 to September 2026. US$25m is AED 91.8 million. Source: DLD registered sales, Peak Trust Research.

Period Sales at US$10m+ First half Second half Of which US$25m+
2023 274 147 127 42
2024 192 108 84 15
2025 285 158 127 36
2026 (Jan–Sep) 175 145 30 (Q3) 24

2025 was the busiest of the three full years, and 2024 the quietest. We don't set the 2026 count against 2025's, because our record feed changed early in 2026. Within 2026, the months from April are comparable.

What happened in the third quarter?

For this part we count apartments only, because apartments are registered as units. Villas at this price are harder to pin down. In 2025, all 88 sales of AED 36.7 million or more at Palm Jebel Ali were registered as land, as were 41 of 46 in the Dubai Hills area. From April 2026 the filing changed again, and only four villa records at this price appear between April and September. The record doesn't separate finished villas from plots, so a villa count from it would be unreliable.

Month (2026) Sales
April 24
May 18
June 10
July 14
August 12
September 4

That makes 52 in the second quarter and 30 in the third. Prime deals register weeks after they're agreed, so some summer deals may still appear in October. Even so, September's four is the lowest month of the year so far. We compare counts only within 2026 from April, because our record feed changed earlier in the year.

What sells at US$10m, and where?

Table: Dubai apartment sales at AED 36.7m or more, 2023 to September 2026. n = registered sale records. Median AED per sq ft and size are for those sales. Source: DLD registered sales, Peak Trust Research.

Year Sales (n) Off-plan share Median price (AED m) Median AED/sq ft Median size (sq ft)
2023 274 82.8% 55.2 6,284 8,896
2024 192 75.0% 54.0 7,012 8,188
2025 285 83.2% 52.1 7,682 7,728
2026 (Jan–Sep) 175 89.1% 53.2 7,273 7,346

Most of these are new towers sold before completion: nine in ten in 2026. The 2026 count can't be compared with 2025's because of the feed change, but the shares and medians can. A few bulk purchases are registered unit by unit at a shared total, which is why we show medians rather than sums.

Area Sales (n) Off-plan Median AED/sq ft Leading projects
Palm Jumeirah 378 313 7,026 Como Residences, Orla, Six Senses, The Alba
Jumeirah 2 101 92 9,628 Aman Residences, Peninsula Dubai Residences
Downtown Dubai 79 60 4,820 Address Grand Downtown, Baccarat
Business Bay 75 59 6,979 Bugatti Residences, Vela
Jumeirah 1 (La Mer) 72 72 7,684 Jumeirah Asora Bay
Jumeira Bay Island 69 47 11,776 Bulgari Lighthouse, BV Residences
Al Wasl 49 49 4,889
Dubai Marina 35 25 6,143

Palm Jumeirah led every year. The rest of the list is what changed. In 2023 the Palm accounted for 146 of 274 sales. By 2025 Jumeirah 2 and Jumeirah 1, where the new beachfront towers at La Mer stand, had 55 each, and in 2026 so far Jumeirah 2 has 36 to the Palm's 58. Prime buyers have spread to a handful of branded towers along the Jumeirah coast, and to Business Bay and Downtown Dubai. Prices per foot vary a lot even at this level: a median AED 4,820 per sq ft in Downtown against AED 11,776 on Jumeira Bay Island.

What it means for investors

  • Liquidity at this level is thin. With four apartment sales registered in September, a seller can wait months for a buyer. Price a US$10m resale on recent registered sales in the same building, not on a launch price.
  • Most of it is off-plan. Nine in ten 2026 sales were. Completion dates and the developer's delivery record matter as much as location here, and Central Bank rules cap any off-plan mortgage at 50%.
  • Watch October's registrations. Prime deals register weeks after they are agreed, so late-summer deals could still lift the third-quarter count.
  • Don't read one record as a trend. A single AED 400 million sale moves this segment's totals, which is why we show medians and counts.

Questions readers ask

How many homes above US$10 million sold in Dubai in 2026?
In the land record, 175 apartments sold at AED 36.7 million (US$10 million) or more in January–September 2026: 145 in the first half, then 30 in the third quarter, down from 52 in the second. Villas are harder to count, because many prime villas are registered as land plots.
Where are Dubai's US$10 million homes?
Among apartments, Palm Jumeirah leads every year from 2023 to 2026 in registered sales, followed in 2025–2026 by Jumeirah 2, Jumeirah 1 (La Mer) and Downtown Dubai. Prime villas cluster on Palm Jumeirah, Palm Jebel Ali and in the Dubai Hills area, but many of those are registered as land, so the record can't rank them reliably.
Are US$10m+ apartments in Dubai mostly off-plan?
Yes. 89.1% of the US$10m+ apartment sales registered from January to September 2026 were off-plan, up from 82.8% in 2023. Most are in branded or hotel-serviced towers still under construction.
